When to power wash your house in NJ

I get this question every March. "Alex, when should I have my house washed?"

For most South Jersey homes, the sweet spot is mid-April through late June. Pollen has settled, overnight temperatures stay above 40, and the algae that grew through winter is at its weakest before summer humidity kicks back in. Wash it now and your house stays clean through the heat.

That said, the calendar is only part of the story. Three other things change the right time.

What actually drives the timing

Pollen. South Jersey gets hit with oak and pine pollen from late March through mid-May. Washing during peak pollen is like vacuuming during a snowstorm. Within a week the yellow haze coats your siding again. I usually tell customers to wait until the worst of the pollen drop is past. Look at your car windshield in the morning. If it's clean for two days running, the worst is over.

Algae and mildew. This is the green-black stuff that creeps up the north side of your siding through winter. It feeds on moisture, and South Jersey gives it plenty. Pavers, walkways, and patios. These hold dirt and joint sand washes out over winter. If your patio sees furniture or grill use in summer, get the pavers cleaned and resealed before Memorial Day. What I actually do in spring

Here's the order I work through with most South Jersey homeowners who book a full spring service:

  1. Gutter cleaning first. All the winter debris comes out before we soft-wash siding. Otherwise we wash everything clean and then have leaves and grit drop onto fresh siding the next windy day.
  2. Soft-wash the siding. Vinyl, fiber cement, painted wood. All need low pressure and the right chemistry, not a high-pressure blast.
  3. Concrete and pavers. Surface cleaner pass for even tone, then re-sand and seal the pavers if they're due.

That sequence catches everything in one visit. Most full-spring jobs run a half day.

What about fall?

Fall is a real option too. Late September through early November works for siding washes. Algae growth has slowed, leaves haven't fully dropped yet, and the temperatures are still warm enough for chemistry to work. The catch: gutters get cleaned twice a year if you have mature trees, and the fall round needs to wait until the leaves are mostly down. That's usually late November in South Jersey, which is right at the edge of viable washing weather.

What about winter?

Wait. Below 40 overnight, the chemistry doesn't work well and there's a risk of water freezing in cracks. The one exception: emergency cleanup (oil spill, paint splatter, vandalism). For routine cleaning, January and February are not the months.
